How Much Does It Cost to Paint a House in Little Rock?
The question we get more than any other is some version of "how much does it cost?" And it is a completely fair question....

The question we get more than any other is some version of "how much does it cost?" And it is a completely fair question.
The honest answer is that it depends. But "it depends" is not the answer you came here for. What you need is a straight explanation of what drives the price up or down, what realistic numbers look like in Central Arkansas right now, and how to tell the difference between a contractor who is giving you a real price and one who is just telling you what you want to hear.
Here is the straight version.
What Actually Drives the Cost of a Paint Job
Square footage is the most obvious factor, but it is not the only one. Exterior painting [blocked] cost is based on paintable surface area — siding, trim, shutters, doors, soffits, and fascia. A 2,000 square foot ranch and a 2,000 square foot two-story have very different paintable surface areas, and the two-story costs more because getting paint to the second floor takes ladders, staging, and more time.
Surface condition is the second biggest variable, and most contractors bury it in the fine print. A house that has been properly maintained — caulk intact, paint in decent shape, no peeling — takes maybe a day of prep. A house with alligatoring paint, blown-out caulk, bare wood exposed, and multiple layers of old paint might take two or three days of prep before a brush ever touches a surface. That prep time is labor, and labor costs money. A contractor who is not accounting for it in the original bid is going to find it after you have signed the contract.
Number of stories affects labor time and staging requirements. More height means more setup, more time, and more risk management — all of which go into the price.
Paint quality is the choice you make when you select the finish coat. Sherwin-Williams Emerald or Benjamin Moore Aura cost more per gallon than a mid-grade product, and they perform better. But a premium paint job and a budget paint job do not cost the same to execute.
Number of colors adds time. A two-tone exterior — different body and trim colors — takes more masking, more careful brushwork at transitions, and more time overall than a single-color job.
Fixed-Bid vs. Hourly: Why It Matters
Most painting contractors give you one of two things: a fixed price or an estimate. These are not the same thing.
An estimate is a guess. It tells you roughly what the contractor thinks it will cost. The actual invoice after the job is done may be higher — and usually is when unexpected prep work shows up.
A fixed-bid price is a contract. You get a number in writing before the first drop of paint hits the house, and that is the number on the invoice when the job is done. We use fixed-bid pricing on every Beams & Dreams job. You know exactly what you are paying before we ever start.
This matters more than most homeowners realize until they have been burned by an hourly estimate that ran long.
Real Price Ranges for Central Arkansas
Here is the honest version of what we see in the Little Rock and Conway markets:
- **Exterior painting, single-story home (1,500–2,200 sq ft):** $4,000 – $7,000
- **Exterior painting, two-story home (2,200–3,500 sq ft):** $7,000 – $12,000
- **[Interior painting](/services/interior), whole house (1,500–2,000 sq ft):** $3,000 – $6,000
- **Interior painting, single room:** $500 – $1,200 depending on size, ceiling height, and prep needed
These are honest ballpark ranges, not guaranteed prices for your specific home. The only way to get an accurate number is a walkthrough. Every surface condition is different.
Factors That Affect Your Final Price
| Increases Cost | Decreases Cost |
|---|---|
| Two or more stories | Single-story home |
| Poor surface condition / heavy prep needed | Well-maintained, minimal prep needed |
| Multiple paint colors | Single color scheme |
| Premium paint (SW Emerald, BM Aura) | Mid-grade paint (SW SuperPaint) |
| Cedar or older wood siding | Vinyl or newer fiber cement |
| Stucco or textured masonry | Smooth siding |
| Significant caulk repair and trim work | Caulk and trim in good condition |
| Detached garage or outbuildings included | Main house only |
| Pre-1978 home requiring lead-safe practices | Newer construction |
Why the Cheapest Bid Usually Costs the Most
If three contractors walk your house and one comes in $1,500 lower than the other two, there is a reason. Something is being skipped or substituted.
The most common trade-offs in a low-bid paint job: less prep time (meaning failing paint is painted over instead of scraped), cheaper paint (meaning the finish fails sooner), or hourly billing that grows once the real prep work becomes apparent.
Paint that fails in three years because it was applied over inadequate prep costs more in the long run than a paint job done right that lasts ten. That math is not complicated, but it gets ignored regularly when the upfront number looks attractive.
The other thing to watch for is the contractor who adds charges after the job starts. "We found more prep than we expected" is a phrase that does not exist on a true fixed-bid job. If a contractor cannot price what they see on a walkthrough, they are either inexperienced or they are intentionally low-balling to win the job.
