What new construction painting actually means on your project.

New construction painting is its own discipline within residential painting. The job is bigger and faster than a repaint — every wall, every ceiling, every door, every cabinet, every trim run, all sequenced into a tight construction schedule with general contractor coordination, drywall sub-completion dependencies, and trim carpenter handoff. Most of our new construction work in Central Arkansas is for custom builders working in Chenal Valley, west Conway, Maumelle, and the river-corridor neighborhoods of Little Rock — homes in the $500,000 to $2,000,000 build cost range where the paint specification is part of the overall finish quality the builder is selling.

We work on either of two specification levels depending on the builder relationship. Builder-grade work is the standard package: spray-applied wall paint (typically Sherwin-Williams ProClassic for trim and ProMar 200 for walls), one accent color per home maximum, brush-applied trim where spray is not feasible, and a quick punch-list cycle. Custom and luxury work is the elevated package: hand-finished trim with spray-and-back-brush technique, full color consultation with the homeowner, multiple accent walls and feature ceilings, sprayed cabinetry in our shop with on-site reinstallation, and a full punch-list walkthrough with the homeowner before final acceptance.

We coordinate with the builder's superintendent on scheduling. We need the drywall texture to be cured (typically 48 hours after final texture), the trim carpentry to be 95% complete (we paint final trim seams in place), and HVAC to be fully operational so we can run the building at proper temperature and humidity during cure. We provide written punch-list completion within 48 hours of final inspection and resolve all touch-up items within 5 business days of homeowner walkthrough.

Color consultation on a custom build is a longer conversation than on a repaint because there is no existing palette to work within and the homeowner is making decisions on dozens of finishes at once. We bring a fan deck, a project mood board if one exists, and our experience from hundreds of completed Central Arkansas custom builds, and we walk every room with the homeowner to discuss the role of paint in each space relative to the cabinetry, flooring, and fabric selections that have already been made. We also paint sample boards rather than wall sections so the homeowner can evaluate proposed colors against the actual finishes in the actual lighting of the actual room — a critical step that catches undertone mismatches before they become regrets.

Punch-list management is where new construction painters earn or lose their reputations with builders. Every custom build has a punch-list at substantial completion: a touch-up here, a missed trim seam there, a smudge on a baseboard, a paint drip on a hardwood floor that needs to be removed without damaging the finish. We handle our punch-list line items within the agreed window, document each item on a written punch sheet, and walk the homeowner through completion at final acceptance. Builders return to us on subsequent projects because we close out cleanly rather than dragging punch-list items into the homeowner's first month of occupancy.
